How do you find local trades people?

Hi. I am moving to our old house near Penacova in the summer with my wife and son. We are planning to do the work that needs doing on the property ourselves, but we do need a wall knocking out before we arrive. The building is over 200 years old and the wall in question is about 18in thick. It is a supporting wall and so we only want to knock through at about ceiling height and have a lintel put in.

My question is: does anyone know how I can find a local builder or does anyone know a local builder near Penacova who they can put me in touch with?

I'm afraid I can't help with a local builder in your area, but please make sure someone independent of the builder (ideally, architect or engineer, not the middleman who found the builder, who may have a vested interest) is supervising your work if you're not around.

We come across too many examples where the builder (with the best intentions, usually) takes decisions on the hoof - this can mean inappropriate lintels, collapsed walls rebuilt in blockwork, etc.  Supervision could avoid you having a long-term worry or an irreversible mistake.

@thomasandmatthew Thank you for the advice. I have my Portuguese lawyer who is a friend of mine and knows what needs doing. He is going to keep an eye on things for me for free!!.....If I can find a builder! My lawyer has suggested a builder. I emailed him twice, but have had no reply. So I am looking for another one.

The best thing is to get recommendations from people in your area. Anyone can advertise in the newspaper and we have found a lot of those are advertising because they don't have the business from word-of-mouth. Contact other expats in your area. Contact expat groups. Use the translator on your phone and ask neighbors. Ask each professional that comes to your site such as an electrician, if he knows of a good  "whatever", "plumber" "gardener" because a good pro will know other good pro's. Then you can ask each new name for references. Ask your real estate agent, ask your solicitor or banker. People in your area will know other people in that area best.

@peggyl Thank you. Unfortunately we are not there yet, so we are not in a position to ask people. I think I may have found an English builder who is willing to do the work and give me photos and a video call of the work while he is doing it. Thank you so much for taking the time to reply. Paul
