There are legal ways to sell with sitting tenants; and the ability to terminate your lease, or otherwise amend amounts/details, would be based on the type and terms of your rental contract. It's hard to make valid generalisations in relation to your case - if there significant risk, and/or the landlord is insistent, you'll need specific legal advice.
Some general points are here in Portuguese, but they may not apply to all circumstances - for example, unregistered leases. This is a reliable source but not a primary one.
I thought I saw a video concerning leases in Portugal that a tenant has the right of 1st refusal if the landlord is putting the property for sale.
