Whilst having a clear-out, I found this infographic, showing the average price of a T2 of 80m2 by district, as of February 2021. Clearly, wide ranges exist within districts, but this shows that the pattern of pricing, whilst broadly logical, doesn't always fit preconceptions.

@thomasribatejo, you and I may be the only ones interested in what I found, but in case there are others, here's a dataset my wife found

- very detailed info broken down by municipality, down to gnat's ass detail (a technical term, obviously) - may be more than anyone ever wanted to know...

Hi Thomas,

Your infographic represents T2's that are condos, houses, or either? In any case. 80 sq meters (861 square feet) doesn't seem very big...

@curiousredhead I couldn't tell you more than it says, to be honest... and nothing specifies. I suspect the distinction is not made in the stats, and that it's done on type or m2.

However, 80m2 is about standard for a UK/European 2-bed apartment (whereas I see the US standard is 105m2), and much smaller sizes exist. The 2-bed we first had in Lisbon was 68m2, for instance, and I'd viewed smaller ones!

In the UK, 50 square meter is a decent 2 bedroom flat!
But always measured properly internally. Here in Portugal sizes get inflated a lot, especially with villas and estate agents.
