Lease termination checklist

We proivided our lease termination in accordance with the lease agreement and the resources from https://expatsportugal.com/new-forum/property-real-estate-portugal/lease-termination-template/#post-36829 and now need to get all the other loose ends figured out. The landlord did acknowledge the termination letter in an email, and I have the CTT registered delivery notification. 

 

Below are the steps we have to deal with this summer. 

 

1. We paid last month rent up front when the rent was cheaper in year one. Wondering what the landlord will do about the difference in the last month rent paid up front and what the rate is in year 3. If they want the difference of 100 euro, I was hoping they could just deduct it from the security deposit.

2. We have Vodafone Internet and cell, but the new rental includes Internet. We will be one year down into our two-year contract with Vodafone so I will call them and see how that works out.

3. EPAL had to come out and cut the wire on the water line to enable it. I am wondering if they need physical access to turn off the water on our departure. I will go through the EPAL website and see what needs to be done for the termination of water service under our name at the apartment.

4. EDP didn’t need physical access but gave us a 4-day windows to remotely turn on the electric. I will go through their website and see what needs to be done for the electric to be shut down in our name.  

5. We are downsizing again to see what we really need to move and the best way to move the items from Lisbon to Vila Real de Santo António. I did see small van rentals for a reasonable price. 

Let me know if anyone has advice or experience in these areas. Greatly appreciate the help!

1. Shouldn’t matter- you either didn’t pay during the last month of 1st year or if you did I would assume it was at the new rate, hence the amounts work out. i.e you would have made 12 original payments and 12 new payment amounts, just that one of the original amounts was done in 2nd year, and one of the new amounts in first year -hopefully you get what i’m saying!.

2. Pretty sure vodafone isn’t available for internet in VRSA (just NOS if memory serves) so if they can’t move your supply they are obliged to cancel it without charge.

3.  Not sure, when I moved I just told the supplier the date I was leaving.

4. Same as 3. Also take a note of all final meter readings with pictures incase there’s any comeback.

5. I hired a local van man but would be too dear for the distance your travelling from as mine was just from VRSA to Tavira

@antonio_f Luckily, I still have my contact “Diogo” at Vodafone if he still works there. They do want you to start another two-year contract on the change, but I will see what he can do for me. He really helped us last year get an awesome deal for the same price we were paying. 

He would check with his boss and call me back on the best options he could get approved.
